In reply to <a href="https://www.poundsandsense.com/the-house-crowd-my-review-of-this-property-crowdfunding-platform/#comment-3032">Alan Stratford</a>.

Thanks for your comment, Alan. I only just heard about this myself and don't know any more than what is publicly available on the House Crowd website and in media reports such as this one: https://www.p2pfinancenews.co.uk/2021/02/26/the-house-crowd-goes-into-administration/

My blog post was last updated a year ago and since then I have been able to exit from some of my remaining investments with THC. I stopped investing with them about three years ago and thankfully have a lot less money with them than I did at one time.

Apart from one small loan investment, which I accepted some time ago had gone south, my remaining investments are in traditionally crowdfunded properties, all of which are currently up for sale. The money is therefore secured by bricks and mortar so I would expect to get at least some of it back (and I have of course been receiving dividend payments from rental income). As with other property crowdfunding platforms, each House Crowd property is owned and managed by a separate Special Purposes Vehicle (SPV), which in theory anyway gives it protection from claims against THC by other creditors. How this will pan out in practice remains to be seen, of course, but I note that the administrators say that their appointment is 'not expected to have a material impact on investors.'

So I am being philosophical about this and awaiting further developments. These have undoubtedly been tough times for property investors, especially with property crowdfunding platforms, and I have also lost money with another company called Crowdlords. Overall, when you allow for my successful investments and rental income, I am probably more or less breaking even, but even so I am a lot more cautious about this type of investment now.

Thanks again for your interest, and good luck with your own investments.

How are you expecting your investments in The House Crowd to pan out now that it's in administration? I.e. do you expect the administration to eat up your returns, and do you expect it to lead to a capital loss?

Also, do you have any knowledge about what happened to cause them to enter administration?

I'm not personally invested in THC, but I am in several similar platforms, so would like to know if there were any warning signs that I should look for elsewhere.

I wish you the best of luck with your recoveries.
